Leiebolig has put rental administration into a system which protects the property and the rental throughout the rental period. Our rental administration takes care of all agreed technical and practical relations. Our services include:
- Contract administration
Compile contracts in accordance with the norwegian law system - Portfolio administration
Detailed property overview, case files which is updated and controlled constantly. - Deposit administration for owner and tenant
- We establish and administrate deposit accounts or provide rental insurance(equivalent 6 months rent).
- Our deposit accounts and rental insurance is in accordance with norwegian law. - Administer property keys
- Rules and routines
- Billing costs concerning new keys will be paid by tenants - Examination report
- The property’s functionality and surface condition. This includes floors, ceilings, walls as well as a description of the kitchen and bathrooms.
- A list of everything included in the rent. A list of what is allowed to do.
- Information about caretaker services and the chairman of the board.
- Routines for ordering mailbox signs and door bell. - Billing tenant
- Upon signing the contract, the tenant will be sent bills for the first 6 months. We bill for services continuesly.
- We follow up to make sure the rent gets paid, debt collection, rent price adjustments, and adjustments according to the consumer price index. - Payment of rent and reporting to lessor
Payment of rent in accordance with the contract to the agreed bank account. Report of payment 3 days after the payment is made. - Active home service
Our caretakers will assist tenants in matters that require attention. - Event log for tenant and owner
We receive, register and categorize inquieries, assess them and carry out the necessary action.
We inform parties involved of the actions taken place, as well as design complete statistics. - Complaints and extraordinary occurencies during the rental period
Missing payments, disorder and dishonor. We assess the situation and carry out the necessary actions. We inform parties involved of the actions taken place and bill accordingly. If necessary, we take care of dismissals in accordance with the contract. Following actions can lead to dismissal of a contract:
- The quality of the housing is not in accordance with the contract.
- Complaints from neighbours and housing disorder.
- The functionality or the standard of the housing is not satisfactory. We make assessment and perform the necessary actions. For more information, please see Active Home Service.
