6 months rental guarantee or 3 months deposit

Deposits are paid in cash. The sum is equivalent to 3 months rent. Leiebolig also offers a rental insurance from Norwegian Broker equivalent of 6 months rent. Company guarantee is also accepted from major Norwegian or international companies.

Leiebolig offers tenants a rental guarnantee solution(equivalent of 6 months rent), as an alternative to the traditional deposit. In short, the arangement is an insurance which gives the same security as the deposit. The purpose of this arrangement, is to offer the same security for the lessor as the deposit, with the advantage of being more affordable for the tenant. Through our rental guarantee solution, the safety of all parties involved remains the same, with a smaller amount for the tenant to pay.

• The rules and regulations for the rental guarantee are the same as for deposits, see Husleieloven § 3.5 and 3.6
• The rental guarantee costs 6 percent of the security amount, equivalent to 6 months rent: monthly rent 10.000 NOK x 6 = 60.000 NOK x 6 % = 3600 NOK for the insurance premium. This amount covers your entire contract period.
• The solution frees up capital for tenants
• Tenants will be billed for damages exceeding the rental guarantee premium, in the same way as damages exceeding a deposit will.
• Simplicity for both the tenant and the lessor. The tenant is still responsible for the premium. If disagreements occur, the same regulations as for deposits will apply.

What is a deposit account?
A deposit account is an economical safety provided by the tenant to the lessor. The purpose of this is to ensure that the lessors interests are being protected.

Where is the deposit placed?
The deposit will be sitting in a deposit account. The tenant receives the interest from the deposit amount. 

The deposit will be locked
During the rental period, neither lessor or tenant will be able to manage the deposit. Interests belong to the tenant. This means that interests accumulated during the rental period, will be paid out if the tenant wishes.
